The Advantage Waste Analyst supports Greystar's Advantage Waste Solutions program by driving analytics, reporting, and project execution across a national multifamily portfolio. This role is responsible for managing large datasets, maintaining recurring reporting deliverables, and identifying actionable opportunities to improve service performance, contract compliance, and operational consistency.

This position partners closely with internal stakeholders, national vendors, and on-site property teams. While primarily internal-facing, the Analyst will support select client interactions by translating data into clear, actionable insights and supporting program-level decisions across a large and diverse property base.

This is a hands-on role focused on data analysis, reporting, project coordination, and operational execution within a waste services environment.

Data Management & Reporting Operations

  • Collect, consolidate, and standardize data from invoices, hauler reports, vendor systems, and internal sources of truth.
  • Maintain data integrity at scale, including validation, reconciliation, and documentation of assumptions.
  • Build and maintain repeatable processes for monthly data refreshes, exception handling, and QA checks.
  • Identify gaps or inconsistencies in data and partner with stakeholders to resolve.

Analytics & Dashboard Development

  • Review dashboards, scorecards, and portfolio-level reporting tools in Excel and Power BI.
  • Conduct trend, variance, and cost analysis to identify performance improvement and savings opportunities.
  • Analyze key drivers such as rate changes, overages, contamination fees, and service-level mismatches.
  • Create scalable templates that improve consistency and reduce reporting time across the portfolio.

Supplier Reporting & Performance Tracking

  • Own monthly supplier reporting workflows, including refresh cadence, QA, and distribution.
  • Maintain structured issue logs and track resolution with internal teams and national vendors.
  • Support ongoing performance tracking, contract compliance monitoring, and program-level KPI reporting.

Project & Task Management

  • Manage ClickUp workflows for Advantage Waste initiatives, including intake, prioritization, timelines, and status tracking.
  • Track and monitor project progress; report status, risks, and issues; and recommend adjustments to keep work on track.
  • Coordinate cross-functional follow-ups with internal teams, vendors, and property contacts.
  • Provide concise status updates to leadership and stakeholders, ensuring deliverables are on time, on budget, and at the required level of quality.

Client Reporting & Meeting Support

  • Prepare client-facing reporting packages and supporting detail.
  • Participate in select client calls to explain reporting, answer data questions, and capture follow-ups.
  • Translate data into a clear narrative that ties performance to operational actions and program value.
  • Ensure consistency, accuracy, and brand alignment across all client deliverables.

System Updates & Program Tracking

  • Ensure system data aligns with reporting outputs and internal source-of-truth documentation.
  • Leverage AI tools where appropriate to drive process and program efficiencies.

BASIC KNOWLEDGE & QUALIFICATIONS:

  • Bachelor's degree from an accredited college or university, or equivalent experience.
  • 2-5 years of professional experience in data analysis, operations, reporting, or a similar analytical role.
  • Strong analytical skills with demonstrated experience working with large datasets.
  • Advanced Excel skills (pivot tables, lookups, large-scale data manipulation).
  • Ability to identify trends, inconsistencies, and key data drivers, and translate findings into clear recommendations.
  • Strong written and verbal communication skills, with the ability to simplify complex information for varied audiences.
  • Accuracy, attention to detail, and the ability to prioritize multiple deadlines simultaneously.
  • Experience in waste management, recycling, environmental services, logistics, facilities, or multifamily operations.
  • Familiarity with waste-related billing structures (hauls, tonnage, overages, fees, compactor services).
  • Experience supporting national accounts, large portfolios, or multi-site operations.

SPECIALIZED SKILLS:

  • Demonstrated proficiency in word processing, spreadsheet, and database management tools required to complete reports and deliverables.
  • Working knowledge of Power BI (or similar) for data architecture, dashboard maintenance, and troubleshooting.
  • Familiarity with Salesforce, ClickUp, or comparable CRM and project management platforms.
  • Comfort using AI tools to support data analysis, visualization, and process efficiency.
  • Ability to collaborate and build relationships with stakeholders inside and outside the organization.
  • Ability to provide training and share best practices on reporting and program processes.

TRAVEL / PHYSICAL DEMANDS:

  • Team members work in an office or remote work environment. No special physical demands are required.
  • Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

The salary range for this position is $63,000 - $76,000.

Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
