This role is responsible for supporting the accounting and financial reporting of rent and percentage rent activities, including the analysis and reconciliation of related general ledger accounts. The position works cross-functionally with internal teams such as Lease Administration and Legal to ensure rent obligations are accurately recorded and paid in accordance with lease terms. Key duties include preparing and auditing percentage rent statements, maintaining amortization schedules, responding to landlord inquiries and default notices, and supporting monthly close activities. The role also contributes to budgeting and forecasting processes, assists with ASC 842 lease accounting compliance, and preparing audit documentation. Additionally, the position provides guidance to team members and partners with management to resolve issues and support special projects.

Key Responsibilities

  • Work in unison with other analysts to prepare and audit percentage rent statements up to and including generating payments for percentage rent stores.
  • Accurately accrue, analyze and forecast for percentage rent GL activity.
  • Review and analyze monthly transactions, maintain amortization schedules and ensure general ledger is updated to reflect monthly activity.
  • Reconcile multiple balance sheet accounts.
  • Work with internal contacts such as Lease Administration and Legal to ensure that rents are paid on time and accurately.
  • Handle landlord calls and emails in a timely and professional manner as they pertain to rent, percentage rent, sales statement inquiries and default letters.
  • Respond to Defaults in a timely manner.
  • Provide training and guidance to other department members and assist management in resolving issues that may arise.
  • Assist with Budgeting/Forecasting and other special projects as assigned.
  • Assist management with ASC842 (Lease Accounting ).
  • Review leases and prepare audit packages.


Required Qualifications

  • 1+ years experience with finance or accounting.
  • Experience with Microsoft Office with an emphasis on Excel.


Preferred Qualifications

  • 2+ years experience with finance or accounting.
  • Experience with ERP General Ledger software such as SAP or PeopleSoft.
  • Advanced knowledge and experience with Microsoft Excel.
  • Proven ability to work with a high degree of accuracy and attention to detail.
  • Strong organizational and time management skills.
  • Excellent oral and written communication skills.

  • Bachelor’s degree or equivalent experience

Pay Range

The typical pay range for this role is:

$43,888.00 - $93,574.00

This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls. The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors. This position is eligible for a CVS Health bonus, commission or short-term incentive program in addition to the base pay range listed above.
