Job Description

Edison Properties is a property management company that has been in business for over 50 years providing apartments for rent ranging from cozy and comfortable bachelor apartments to luxurious penthouse suites in the Winnipeg market. We are seeking a detail-oriented and analytical Accounting Analyst to join our finance team in supporting our strong portfolio of residential and commercial properties. This role is ideal for someone who enjoys working with numbers, identifying trends, analyzing property performance, and supporting financial decision-making through accurate reporting across multiple buildings. The successful candidate will help maintain financial integrity across the organization while contributing to process improvements and operational efficiency.

Key Responsibilities:

  • Prepare and analyze monthly property financial statements, including income statements, balance sheets, and variance commentary
  • Reconcile trust accounts, rent rolls, recoveries, and property-level general ledger accounts
  • Assist with annual budgets, reforecasts, and cash flow projections for each building
  • Perform CAM/operating cost and tax reconciliations for commercial tenants
  • Run month end reports and graph results
  • Prepare monthly, quarterly, and annual financial statements for assigned properties.
  • Analyze variances in income, expenses, and operating results against budgets and forecasts.
  • Work with financial models to calculate return on investment on potential development opportunities
  • Assist in the preparation of Edison’s annual valuation for our real estate portfolio
  • Ensure compliance with company accounting policies, GAAP, and regulatory requirements.
  • Collaborate with property management teams to ensure accurate financial tracking and operational alignment.
  • Prepare audit schedules and assist with internal/external audit requests
  • Identify opportunities to streamline property accounting processes and improve reporting accuracy

Qualifications:

  • Bachelor’s degree in accounting, finance, or related field
  • CPA designation or currently working toward completion (preferred).
  • 1–3 years of experience in property accounting, real estate financial analysis, or accounting management is required
  • Strong working knowledge of property management systems (Yardi, MRI, Sage, or similar)
  • Understanding of CAM/operating cost reconciliations and lease accounting
  • Advanced Excel skills and strong analytical abilities
  • Excellent attention to detail, accuracy, and organizational skills
  • Ability to manage multiple properties and meet tight deadlines
  • Strong communication skills with the ability to support operational teams
