The Maintenance Generalist provides leadership and oversight for skilled trades personnel while performing a wide range of facility maintenance, repair, and construction activities to ensure safe, functional, and well-maintained learning and work environments. The position performs and coordinates preventive and corrective maintenance for school buildings, athletic facilities, grounds, furnishings, equipment, and building systems. Provides technical and logistical support across multiple maintenance disciplines, assists with complex maintenance and construction projects, and may serve as a backup to other skilled trades. Ensures work is completed safely, efficiently, and in compliance with Atlanta Public Schools policies, procedures, and quality standards.
MINIMUM REQUIREMENTS
Education:
• High school diploma or GED required
Certifications/Licenses:
• Valid Georgia driver's license.
• Must comply with Transportation Regulation EDC-R.
Experience:
• 3 years experience in all maintenance areas, such as: electrical, HVAC, and plumbing, carpentry, grounds or equivalent combination of training. Security System Software experience a plus
• Experience in K�12 education or public sector preferred
KNOWLEDGE, SKILLS & ABILITIES:
• Considerable knowledge of the methods, materials, tools, equipment, and safety practices used in building maintenance and the skilled trades, including HVAC, electrical, plumbing, carpentry, painting, and general construction
• Knowledge of preventive and corrective maintenance principles, building systems, and facility operations
• Knowledge of applicable building codes, OSHA regulations, and safe work practices
• Ability to inspect, diagnose, troubleshoot, and repair building systems, equipment, and facility components
• Ability to read and interpret blueprints, schematics, technical manuals, work orders, and specifications
• Skill in operating, maintaining, and safely using hand tools, power tools, testing equipment, and maintenance machinery
• Ability to prioritize multiple assignments, organize work, and complete tasks independently with minimal supervision
• Ability to lead, train, and provide technical guidance to maintenance personnel and collaborate effectively with other skilled trades
• Ability to maintain accurate maintenance records, communicate effectively both orally and in writing, and provide excellent customer service
• Ability to perform physically demanding work, including lifting, climbing, bending, working at heights, and working indoors and outdoors in varying environmental conditions
ESSENTIAL DUTIES:
• Performs a wide range of preventive and corrective maintenance, repair, and construction activities for school buildings, administrative facilities, athletic facilities, furnishings, equipment, and building systems using appropriate hand and power tools
• Inspects, troubleshoots, repairs, and maintains building systems, including heating, ventilation, air conditioning (HVAC), plumbing, electrical, and mechanical equipment to ensure safe and efficient operation
• Performs plumbing repairs, including repairing leaks, unclogging drains, replacing fixtures, water heaters, water fountains, valves, washers, gaskets, filters, and related components
• Performs minor electrical repairs, including replacing switches, receptacles, light fixtures, circuit breakers, clocks, motors, controls, and other electrical devices while assisting with maintenance of electrical distribution systems
• Completes carpentry and general building repairs, including installing and repairing doors, locks, hardware, walls, ceilings, flooring, windows, roofing, partitions, concrete, masonry, ceramic tile, asphalt, and other structural components
• Performs painting and finishing work, including surface preparation, patching walls, caulking windows and doors, replacing ceiling tiles, and repairing damaged building finishes
• Operates, maintains, and performs routine inspections of maintenance, custodial, grounds, and utility equipment, ensuring all equipment is used and maintained in accordance with established safety standards
• Assists with facility construction, renovation, emergency response, and special projects, including securing buildings, relocating furnishings and equipment, and supporting other skilled trades on complex assignments
• Maintains accurate records of work performed, labor, materials, equipment usage, and completed repairs; communicates project status and maintenance needs to supervisors and other stakeholders
• Complies with all applicable safety regulations, building codes, and Atlanta Public Schools policies, procedures, and quality standards while maintaining a safe and functional learning environment
• Required to have prompt, regular attendance in person and be available to work on-site during regular business hours and as needed
• Performs other duties as assigned by the appropriate administrator or their representative

• Strength: Ability to lift, push, pull and/or carry objects which weigh as much as 5 or more pounds on a frequent basis. Incumbent may be required to physically restrain parties involved in a conflict
• Environmental Requirements: Ability to encounter constant work interruptions; work cooperatively with others; work independently; work indoors
