Shape the Future of DHL’s UK Property & Facilities Estate

We are offering an exciting opportunity for an experienced and strategic property professional to join DHL as Head of Property & Facilities, leading our national property and facilities management function across a network of 44 operational sites throughout the UK, including our Head Office and associated vacant properties.

In this senior leadership role, you will ensure our property estate remains safe, compliant, cost-effective and operationally effective. You will provide strategic direction across property management, facilities, maintenance, capital investment, utilities, sustainability and property lifecycle activity, while leading a team of property and facilities professionals.

This is a fantastic opportunity for an experienced property leader who combines technical expertise with strong commercial awareness and enjoys influencing at a senior level within a large, complex and operationally critical estate.

What You'll Be Doing

Leading Property & Facilities Strategy

• Lead DHL's national property and facilities management strategy across the UK estate.
• Develop and implement consistent property standards, governance and ways of working.
• Ensure sites remain fit for operational purpose and support the needs of the wider business.
• Act as the senior property subject matter expert and escalation point for property-related matters.
• Lead, develop and support a team of Regional Property Managers, Facilities Management and property support colleagues.

Driving Financial & Commercial Performance

• Manage an annual operational property budget of approximately £8 million.
• Lead annual property budget planning, forecasting and financial control.
• Identify opportunities to reduce cost, improve efficiency and maximise value across the estate.
• Manage supplier performance and ensure strong commercial governance.
• Support the development of business cases and investment decisions relating to the property portfolio.

Managing Maintenance, Contractors & Facilities

• Oversee Planned Preventative Maintenance programmes across all facilities.
• Manage a national contractor network of more than 100 specialist providers.
• Oversee the delivery of more than 4,000 planned and reactive service visits each year.
• Manage the performance of the outsourced 24/7 property helpdesk.
• Oversee the outsourced utilities consultant contract and ensure effective service and supplier performance.

Ensuring Compliance, Safety & Property Risk Management

• Ensure statutory and regulatory compliance across the UK property portfolio.
• Lead property-related safety, compliance, regulatory and audit activities.
• Develop and implement effective risk mitigation strategies.
• Ensure appropriate business continuity measures are in place to protect operational performance.
• Maintain strong governance across building regulations, statutory maintenance and property risk management.

Driving Sustainability & Utilities Performance

• Lead utilities strategy and performance across the property estate.
• Support the delivery of DHL's wider ESG objectives.
• Lead carbon reporting activity in partnership with UK Corporate Real Estate teams.
• Identify opportunities to improve efficiency and support more sustainable property operations.

Supporting Property Projects & Real Estate Activity

• Provide property expertise for site acquisitions, relocations and expansion projects.
• Lead dilapidations management and site exit activities.
• Deliver leasehold improvement programmes across the estate.
• Provide technical property advice and expertise to senior stakeholders and operational teams.
• Support property lifecycle planning and investment decisions throughout the portfolio.

Driving Digital Property Management

• Own and develop DHL's CAFM platform to support effective property and asset management.
• Ensure asset information and property reporting remain accurate and reliable.
• Identify opportunities to improve property processes through technology and digital solutions.
• Drive effective utilisation of property data to support better decision-making and estate performance.

Who We're Looking For

A Strategic & Commercial Property Leader

You are someone who:

• Has experience leading a large, geographically dispersed property or facilities management function.
• Combines strong technical property knowledge with commercial and financial awareness.
• Develops high-performing professional teams and creates clear direction and accountability.
• Confidently influences and advises senior stakeholders across a complex organisation.
• Can balance strategic objectives with the day-to-day demands of an operational property estate.
• Takes a proactive approach to risk, compliance, cost management and continuous improvement.
• Builds strong supplier and stakeholder relationships and confidently leads negotiation and change.

Skills & Experience

Essential

• Experience leading a UK-wide, multi-site property or facilities management function.
• Proven experience managing and developing professional teams.
• Experience managing significant operational budgets of £5 million .
• Strong senior stakeholder management and influencing capability.
• Experience managing national contractors, suppliers and service providers.
• Strong knowledge of property compliance and statutory maintenance.
• Excellent commercial, negotiation and supplier performance management skills.
• Strong leadership, strategic planning, decision-making and problem-solving capability.

Qualifications

A relevant professional or degree-level qualification, or equivalent, in an appropriate discipline such as:

• MRICS
• MCIOB
• Building Surveying
• Facilities Management
• Construction

IOSH Managing Safely and/or a NEBOSH Certificate would be advantageous.

Desirable Experience

• Experience within a logistics, industrial or distribution property environment.
• Corporate real estate exposure.
• Experience implementing, developing or optimising CAFM systems.
• Experience of sustainability, ESG and carbon reporting responsibilities.
